Furnace repair in Sunnyvale, CA — EVS Mechanical services gas furnaces in Sunnyvale's mid-century ranch tracts and the radiant-heat boilers in its 1,100+ Eichler homes (no furnace — a boiler in the closet). Same-day diagnostics from our Santa Clara shop, about 10 minutes away. Written estimate before any work. CA Lic #1089826. Call (408) 300-8254.

Fall: Sunnyvale's heating season is short but sharp — furnaces sit idle from spring through October, and the first rainy front is when the marginal ones quit. If yours was slow or loud last winter, a test run before the season beats a no-heat call during it.

What Is Furnace Repair in Sunnyvale?

Furnace repair in Sunnyvale covers diagnosing and fixing residential heating — but "furnace" means two completely different systems here, depending on your tract. Sunnyvale has the second-largest Eichler population in the Bay Area (roughly 1,100 homes across 16 tracts), and authentic Eichlers heat with hydronic radiant slabs — a boiler, no ductwork, no furnace. The mid-century ranch neighborhoods around them run conventional gas furnaces in attics and closets.

When to call about yours:

  • The furnace won't light, or it clicks and clicks and never ignites
  • It runs briefly, then shuts off (short cycling)
  • The burner lights but the fan never blows — or blows cool air
  • A burning smell at the first run of the season that doesn't fade
  • Your carbon monoxide detector goes off near the furnace (shut the system off and call immediately)
  • You smell gas — leave and call PG&E first, then us for the repair
  • You're in an Eichler and the radiant heat is cold in spots, or the boiler won't stay lit

Who this is for: Homeowners and property managers across Sunnyvale — Lakewood, Ponderosa, Birdland, De Anza, Cherry Chase, the Heritage District, and the Eichler tracts in between.

What you get from an EVS install

We're 10 minutes away, and we come prepared for both Sunnyside systems.

Gas furnaces in the ranch tracts, hydronic boilers in the Eichlers — the tech who arrives knows which one your tract likely has before he rings the bell.

Honest advice on the Eichler conversion question.

Sunnyvale Eichlers used copper piping in the slabs, so the original radiant systems have often held up — which means "repair the boiler" and "add ductless" are both legitimate answers. We'll give you the math, not a sales pitch.

Written estimate before any work.

You approve the price before we touch the system. No surprise charges when the job is done.

Honest repair-vs-replace advice.

A cracked heat exchanger on a 20-year-old furnace is a safety replacement — we'll show you the reading and the numbers instead of selling you a new system.

Owner-accountable.

The family that runs EVS oversees every job. No call centers, no subcontractors, and the tech who diagnosed your system is the one who answers the follow-up call.

Clean work. Clear prices. People who answer after the install.

Customers remember the details: showing up, explaining the options, protecting the home, and standing behind the system later.

We converted our home from a gas furnace to a full electric heat pump system and upgraded to a two-zone setup, giving each floor its own temperature control. EVS guided us through every step, explained our options clearly, and made a complicated project feel straightforward. The installation was clean and completed with a high level of craftsmanship — and their pricing was the most competitive of all the quotes we received.

I called EVS for a regular furnace service and they were here very quickly. They performed the service in one day and also discovered the very old condensate pump was not working properly causing water to pool around the furnace. They replaced the pump the next day. Would definitely use their services again.

Euler and his team were able to replace our 23 year old attic Carrier furnace after our existing unit's heating chamber failed. I called him at 10am, and he was at my house by 11am, diagnosed the issue and found a new replacement unit and had it installed by 4pm. Very friendly and great price too.

EVS Mechanical is a great HVAC company! They were very professional, on time, explained everything and had a very competitive price. They found asbestos and we had to replace our entire furnace and duct work — it was done in a week. They filed the permits and handled everything. I highly recommend them.

Frequently Asked Questions

Common failures — flame sensors, ignitors, thermostats, limit switches — are diagnosed and usually fixed the same visit; major repairs like blowers, control boards, and gas valves cost more and get a written estimate first. Every price is in writing before work starts.

Most don't — and that surprises people. Sunnyvale's 16 Eichler tracts heat with hydronic radiant slabs: a gas boiler in a closet, copper piping in the concrete, no ductwork anywhere. If your Eichler's heat fails, that boiler is what needs servicing. If you want cooling or a zoned modern system, the answer is usually ductless — and we quote that conversion with the Eichler design guidelines factored in.

It's a rule of thumb some companies use: multiply the furnace's age by the repair quote, and if it passes $5,000, lean toward replacement. It's a starting point, not an answer — a 12-year-old furnace with a cracked heat exchanger is a safety replacement no matter the math, and a 25-year-old with a dead ignitor can be a one-visit fix. We'll give you the real reading, not just the heuristic.

Three things: the filter (a clogged filter can overheat the furnace and trip its limit switch), the breaker, and the thermostat batteries or setting. If those check out — or you smell gas, which means leave and call PG&E first — call us and we'll be there the same day.

Treat it as real: shut the furnace off, open windows, get fresh air, and call us for an emergency visit. A cracked heat exchanger can leak combustion gas into the air stream — it's the single most common reason a 20-year-old furnace becomes a replacement, and no responsible company repairs around it.

Repairs, no. Replacements, yes — through the City of Sunnyvale Building Division, and California energy standards require high-efficiency condensing equipment for most gas furnace replacements. We pull the permit and schedule the inspection; it's part of the job, not an add-on.

All of them — Lakewood, Ponderosa, Birdland, De Anza, Cherry Chase, Fairbrae, the Heritage District, Sunnyvale West, and the Eichler tracts. We're based in Santa Clara, so most Sunnyvale addresses are about 10 minutes away.

No — and we won't pretend the two are the same thing. A real tune-up is an hour or more of a technician's time, plus gas, cleaning supplies, and a combustion and safety check; the $49–59 versions are priced below what the visit actually takes to perform. That's not a discount, it's a business model: those companies send a salesperson to your home, and the "tune-up" becomes the appointment where you're shown a five-figure replacement quote. EVS doesn't send salespeople — we send technicians who do the tune-up, hand you the condition report, and quote only the work your system actually needs. If a replacement makes sense, we'll show you the math — but because the numbers do, not because the visit has to pay for itself.

Bay Area Specifics

Sunnyvale's short season is exactly why furnaces fail here

Bay-side Sunnyvale is a few degrees cooler than San Jose, and winters rarely drop below 40°F — so furnaces idle from April through October, then get asked for full output on a cold December week. Dormant furnaces fail at ignition: flame sensors film over, ignitors wear, and the first cold night of the season produces the no-heat calls. A pre-season test run catches most of it.

The Eichler tracts: your "furnace" is a boiler

The 16 Eichler tracts (Sunnyvale Manor, Vanderbilt, Fairbrae, Rancho Verde, Midtown, and others) heat with copper piping embedded in the concrete slab — hydronic radiant heat, no ductwork, no furnace. Cold spots mean air in the loop, a zone problem, or a boiler on its way out. And because several tracts (Midtown, Fairbrae, Rancho Verde, Primewood) carry a Single-Story Overlay and Eichler Design Guidelines, any conversion to ductless heating needs placement thought before the permit set — we factor that in before quoting, not after.

Mid-century ranch tracts: original ducts and 100-amp panels

Ponderosa, Birdland, De Anza, Cherry Chase — 1950s–70s ranch homes with conventional gas furnaces, often on original or second-generation ductwork that leaks. If a furnace repair turns into a replacement conversation, the duct condition and the 100-amp panel are the two things that change the math, so we check both before quoting.

PG&E gas, SVCE electric

Sunnyvale runs PG&E for gas delivery and Silicon Valley Clean Energy for electric generation — a different incentive stack from Santa Clara's municipal SVP. If a repair turns into a heat-pump conversion conversation, the rebates come through SVCE and state programs; we confirm what applies during the estimate.

Permits

Furnace *repairs* don't need a permit. Furnace *replacements* in Sunnyvale do — through the City of Sunnyvale Building Division — and California's energy standards require high-efficiency condensing equipment for most gas furnace replacements. EVS handles the permit and inspection scheduling as part of the job.
