Manufacturer, model number, BTU or tonnage, and AFUE or SEER2 rating. 'Premium 2-stage system' is not equipment — it's a mood.

Itemized scope

Equipment, labor, removal/disposal of the old unit, permit and inspection, new sheet-metal or plenum work, venting, gas-line or electrical work, thermostat, and taxes — each on its own line.

Permit called out

Santa Clara's base furnace-replacement permit is a few hundred dollars, not thousands. If a permit isn't on the quote, ask whether it's included or coming later.

Warranty terms separated

Equipment warranty (from the manufacturer, by model) vs. labor warranty (from the contractor, in writing). Know which one covers what.

AHRI-certified match

If the job includes AC or a heat pump, the indoor coil and outdoor unit must be an AHRI-certified combination — required for the permit and for the rated efficiency to be real.

Red flags in an HVAC quote

  • A single total with no line items — especially if it's 'good today only'
  • Permit listed as 'TBD' or missing entirely
  • Equipment listed by adjectives (premium, high-efficiency, comfort system) instead of model numbers
  • Sizing decided without seeing the home — no Manual J load calculation, no site visit
  • Pressure to sign the same day, or a discount that vanishes if you 'wait'
  • Warranty that's 'lifetime' but has no written labor coverage
